Flat Roof Minimum Fall & Pitch UK (BS 6229:2018)

Flat Roof Standards (BS 6229:2018): In the UK, there is no such thing as a truly level roof. Under BS 6229:2018, flat roofs must be designed with a minimum fall of 1:40 (1.43° or 25mm per metre) to ensure a finished, cleared fall of at least 1:80 (0.72° or 12.5mm per metre) after accounting for timber joist deflection, construction tolerances, and insulation compression.

Why the 1:40 Design Fall is Mandatory

Water ponding on flat roofs accelerates membrane degradation, accumulates silt and biological moss, increases structural dead loads, and voids manufacturer 20-year guarantees. To achieve a 1:40 fall:

  • Timber Firring Strips: Tapered timber strips (e.g. 50mm down to 0mm over 2 metres) are fixed on top of structural joists before deck installation.
  • Tapered PIR Insulation: Factory-cut rigid foam boards with integrated 1:40 or 1:60 gradients provide both thermal insulation and water drainage.
  • Fall to Internal Outlets: Minimum 100mm diameter rainwater outlets with anti-vortex leaf grates.
