Plan Footprint80.00 m²

Direct Formula: To calculate the true 3D sloped surface area of a pitched roof from a 2D horizontal building plan, multiply the total plan footprint area (including eaves and gable overhangs) by the trigonometric pitch factor: True Sloped Area = Plan Area × sec(θ) = Plan Area ÷ cos(θ). For an 80 m² footprint with a 30° pitch, the pitch factor is 1.1547, giving a true sloped surface area of 92.38 m².

How to Calculate True Roof Surface Area from Building Plans

Architectural drawings show buildings in two-dimensional horizontal plan projections. Because a pitched roof slopes upward, its true physical surface area is significantly larger than its horizontal footprint. Accurately scaling this area using the Pitch Factor Multiplier is essential for estimating:

  • Roof Covering Quantities: Calculating the exact number of tiles, slates, or metal profile sheets required.
  • Timber Battens: Determining total linear metres of 38×25mm or 50×25mm treated roofing battens.
  • Breather Membrane Underlay: Sizing 50m × 1m rolls of vapour-permeable underlay with 150mm side overlaps.
  • Scaffolding & Insulation: Estimating square metres of warm-roof rigid PIR insulation or loft mineral wool.

Pitch Multipliers by Roof Geometry Type

Roof Style Slopes Surface Area Calculation Method Standard Wastage Allowance
Dual-Pitch Gable 2 Slopes Total Plan Footprint (with overhangs) × Pitch Factor 10% (Straight cuts at verges & ridge)
Hipped Roof 4 Slopes Total Plan Footprint (with overhangs) × Pitch Factor 15% (Diagonal valley & hip diagonal cuts)
Mono-Pitch / Lean-To 1 Slope (Length + 2 × Gable Overhang) × (Width + Eaves Overhang) × Pitch Factor 8% (Minimal cutting)
Mansard / Gambrel 4 Slopes (2 pitches) Lower Steep Area + Upper Shallow Area (calculated separately) 12% – 15%

Step-by-Step Quantity Surveyor Take-Off

Given a building with a ground footprint of 10.0m length × 8.0m width, 0.3m eaves overhangs, 0.3m gable verge overhangs, and a 30.0° roof pitch:

  • Total Length with Verges: 10.0m + (2 × 0.3m) = 10.60 metres
  • Total Width with Eaves: 8.0m + (2 × 0.3m) = 8.60 metres
  • Gross Plan Footprint: 10.60m × 8.60m = 91.16 m²
  • 30° Pitch Factor: 1 ÷ cos(30°) = 1.1547
  • True 3D Sloped Surface Area: 91.16 m² × 1.1547 = 105.26 m²
  • Concrete Interlocking Tiles (at 10 tiles/m² + 10% waste): 105.26 × 10 × 1.10 = 1,158 tiles.
  • Treated Battens (at 3.1 m/m² + 10% waste): 105.26 × 3.1 × 1.10 = 359 linear metres (approx. 75 lengths of 4.8m battens).
  • Vapour-Permeable Membrane: 105.26 m² × 1.20 = 126.3 m² (specify 3 rolls of 50m × 1m).
